What Atlas does
Most Manhattan buildings are never listed. The information needed to find and approach them exists, but it sits in a dozen public systems with different formats, dates and gaps. Atlas joins those systems into one record per tax lot: ownership and deed history (ACRIS), zoning and floor area (PLUTO), violations and permits (DOB, ECB, HPD), tax-lien and judgment filings, securitized-loan reporting (SEC), and the recorded pressure signals that suggest a building is worth a conversation. Every figure traces to a filed record, and every interpretation is labeled as Atlas’s own.
What Atlas will not do
Atlas does not claim a building is for sale, does not invent asking prices, and does not state a number it cannot trace. A recorded signal, such as a satisfied mortgage with no refinancing, a failed-lender note, an estate deed, or open hazardous violations, is a reason to investigate, never proof of a willing seller. Where the record is silent, Atlas says so instead of guessing.
Who it is for
Investment-sales brokers, private investors, family offices and developers who source their own deals in Manhattan, and the analysts who support them. The map and the public record are free to explore without an account. Saving buildings, saving searches and AI research need a free account; a Pro plan is available for heavier use.
The founder
Atlas is built and run by Chai Katz, a New York founder working at the intersection of real estate and software. The project started as a single-file prototype for answering one question quickly, “who owns this building and what is going on with it,” and grew into the records engine behind the map. Atlas is independent, has no brokerage affiliation, and does not sell leads to third parties.
Coverage today
Hunts rank Manhattan below 96th Street: every tax lot, with deeper per-building history where the record supports it. Any other building in New York City’s five boroughs opens with its public records read live from the city’s own services, and Atlas’s compiled layers (value estimates, change tracking, ground-floor and contact layers) are not yet compiled for it. Source dates differ by dataset and are shown on every property page. See Data sources & methodology for the full list, the refresh cadence and the known limits.
